Legionella Risk Assessment for Private Landlords

If you are a Landlord who provides residential accommodation then, as the person in control of the premises and responsible for the water system, you have a legal duty to ensure that the risk of exposure of tenants to Legionella is properly assessed and controlled. Fortunately, the level of risk found in most domestic premises will be low but until your property has had a thorough inspection, identifying all potential hazards, it’s not possible to determine the likelihood that a tenant may be exposed to the potentially fatal bacteria.

Take the first step toward ensuring compliance and book your risk assessment today.

Legionella Risk Assessment for Estate, Letting & Management Agents

Is your business protected from claims arising from Legionella? HSG 274 states that

“Where a Managing Agent is used, the management contract should clearly specify who has responsibility for maintenance and safety checks, including managing the risk from legionella.”

Do you have an agreement in place with your clients to ensure this requirement is managed? Do you know if you need to keep records? Have you implemented monitoring schemes for your high-risk stock?

L8 Monitoring Schemes

A key part of HSE legislation is that a legionella management plan may have to be put in place following a legionella risk assessment of your property. At Allium, we design bespoke programmes of Legionella Monitoring (L8 monitoring) to suit all of our customer’s individual requirements.

What Is an L8 Monitoring Scheme?

The ACoP L8 states that “Once the risk has been identified and assessed, a written scheme should be prepared for preventing or controlling it”

Your initial risk assessment will show whether there is a requirement for your premises to implement a written scheme and this will include regular monitoring of the system to ensure things are operating the way they should be. We can provide you with either web based or paper log books to record the results from the monitoring, alongside your written scheme for preventing or controlling the risk.

Our team have the expertise to perform your regular monitoring requirements, such as cold water storage tank inspections, temperature profiling and log book audits.

For a fixed monthly fee, we will make regular site visits to perform all of the tasks identified within your written scheme and record all of our findings within your online management system.
